			<content:encoded><![CDATA[<p>This age old expression is one that&#8217;s been widely used for a number of years.  Its application also extends the real estate arena.  However, it&#8217;s worth noting that when it comes to financial freedom and <a href="http://invesdoor.com/real-estate-investing-blog/pride-of-ownership/">real estate investment</a>, pride should never be involved with your decision to buy a home.</p>
<p> I have made mention in previous articles about the many different avenues to wealth that <a href="http://invesdoor.com/">real estate investment</a> offers.  It&#8217;s a good idea to think like an investor would even when buying your personal residence.  Since a significant percent of American voters are also homeowners, it makes sense to have laws on the books that will both assist and protect homeowners.  This is precisely what&#8217;s happened!</p>
<p> Those that have a mortgage are favored by Federal tax laws.  While more than 90% of the typical mortgage payment is fully deductible, renters don&#8217;t get the same advantage.  In the majority of cases, this mortgage deduction will far exceed the standard deduction and provides the homeowner with a substantial tax savings.</p>
<p> Added to this tax savings, you have the depreciation factor to take advantage of.  Congress allows homeowners to deduct the improved value of a home from their taxes over a period of a few years.  Since this is often 75% of the purchase price, homeowners are able to put even more money in their pockets.</p>
<p> Another great shelter that&#8217;s provided by the government is the exemption that homeowners can take when they sell their primary residence.  This is one of my favorite shelters.  Every few years a homeowner can sell their home and move.  Any of the gains or profits from the sale is tax free.</p>
<p> Here is the stipulation: You must have lived in the property at least two out of the last five years to qualify. This can be done to the tune of $250,000.00 each time. Married couples can go up to $500,000.00 without paying any gains taxes.</p>
<p> Amazing isn&#8217;t it?  There is much more a person has to do in order to qualify for these real estate investment advantages.  If one were to follow the principle of &#8220;buy low and sell high&#8221;, it&#8217;s a sure pat to financial independence.</p>
<p> It&#8217;s clear to see that a person&#8217;s wisdom regarding home ownership is measured in dollars and cents.  There is no room for pride when making any decisions that have an affect on your financial future.  However, you will definitely be proud of yourself for making the single best move when buying your own home as a sound <a href="http://invesdoor.com/real-estate-investing-blog/pride-of-ownership/">real estate investment</a>.</p>
